What Happens After You Call

Someone from our office takes down everything you can tell us, so the inspector shows up knowing what to look for. The inspector checks inside, then on the roof, and finds what’s causing the problem.

You get a quote. If you sign it, we schedule the work, and the inspector is on site during the repair or comes back right after for a final check. Then the office sends your invoice and a link to before, during and after photos.

What Our Inspectors Check

  • Leaks around penetrations: vent pipes, satellite dish mounts and chimney flashing. Most of the leaks we find around Lufkin start where old caulk has cracked.
  • Shingles that have gone dry and brittle. If they crack as soon as they’re lifted, a repair can turn into a bigger problem.
  • Hail and wind damage after a storm. The inspector photographs the roof and tells you whether there’s real damage.
  • Moisture you can’t see. Our inspectors use moisture meters, and drones on roofs where that’s the better look.
  • Commercial and industrial roofs: the roof system, its current condition and photos for your records.

Repair Or Replace: You'll Get A Straight Answer

Our inspectors aren’t there to sell you a roof. A lot of the time a repair fits the budget and the need. The time we recommend replacement is on older roofs where the shingles have dried out and keep breaking as we peel them back. Patching that kind of roof creates a bigger problem than you started with. If replacement is the answer and it doesn’t fit the budget right now, we have monthly payment options.

For facility managers: we document the roof system, its condition and photos, so repair needs and future budget items are on paper. See commercial and industrial roof management.

Frequently Asked Questions

What You Need To Know

Is the roof inspection really free?

Yes. M&M roof inspections are always free, whether it’s a leak, storm damage or an older roof you’re wondering about.

How soon can someone come out?

Most of the time the same day. After a big storm, it depends on how many calls are coming in. Calls are answered 24/7 at (936) 632-9002.

What does the inspector check?

Where the water shows up inside, then the roof itself: penetrations like vent pipes and chimney flashing, the condition of the shingles, and storm damage. Our inspectors use moisture meters and drones when they help.

Do I get to see what you found?

Yes. The inspector photographs what’s wrong. If we do the repair, the office sends you before, during and after photos with the invoice.

Do you inspect commercial roofs?

Yes. We inspect commercial and industrial roofs and document the system, its condition and photos so repair needs and budget items are on record.
