Commercial Roof Maintenance: An East Texas Property Owner’s Guide

Commercial roof maintenance starts with a schedule suited to your building, roof system, and warranty requirements—not one rule for every property. M&M Roofing provides commercial repairs, replacements, and maintenance in East Texas, including TPO, PVC, and metal systems.

Use this guide to prepare for an assessment of a building in Lufkin, Nacogdoches, or the surrounding service area. If you manage several locations, start with a separate roof record for each property.

How often should a commercial roof be inspected?

Follow the instructions for your installed roof and its warranty. As a planning reference, GAF’s scheduled maintenance guide recommends at least annual inspections, with spring and fall inspections described as optimal. It also recommends checking after severe weather. These are manufacturer guidelines, not a universal schedule for every roof.

Discuss recurring leaks, roof condition, nearby trees, rooftop equipment, and recent contractor access when setting your schedule. Do not wait for a routine visit to report a new leak or visible damage. Roof age alone does not establish the right inspection interval.

What should the maintenance scope cover?

A written scope should explain what will be inspected, what work is included, and which findings require a separate proposal. GAF’s commercial inspection guidance discusses evaluating roof condition, vents, and flashing. The exact assessment depends on the system and access.

  • Roof surface and details: Ask about membrane or panel condition, seams, flashings, and roof penetrations.
  • Drainage and debris: Clarify whether the visit includes checking drains, gutters, and scuppers, and whether cleaning is included.
  • Findings and next steps: Request photos or notes showing the concern, its location, and the recommended action.
  • Separate work: Do not assume leak repairs, moisture testing, replacement materials, or emergency visits are included in an inspection price.

For TPO, PVC, or metal roofs, ask which manufacturer instructions apply before approving cleaning or repairs. Keep roof access with appropriately trained personnel; you do not need to climb onto the roof to request help.

What information helps us prepare a quote?

  • Property address and whether the building is occupied.
  • Roof material, approximate age, and size, if known.
  • Leak history, previous repairs, and available warranty documents.
  • Roof-access arrangements, operating hours, tenant restrictions, and your site contact.
  • For multiple locations: a property list, the most urgent issues, and who approves work.

If details are unknown, say so. Safe interior or ground-level photos and a description of when a leak appears can help start the conversation. You can also review our published East Texas projects, including CHI St. Luke’s Health Memorial in Lufkin and Cline Medical Clinic in Center.

Keep records for each building

Keep the warranty, inspection reports, repair invoices, and available roof drawings together. GAF’s maintenance guide also recommends tracking roof access. Review your own warranty’s maintenance and reporting conditions; an inspection or maintenance agreement does not by itself guarantee coverage.

For a multi-location business, use the same record format at each site: address, roof system, latest inspection, open issues, approved work, and next planned visit. This gives your team a practical list to review when setting priorities.
